Introduction/Tenant find only service includes

We find that with some experienced Landlords they feel that they would like to take a more hands on approach with their properties and just want us to find them a fully referenced tenant.

This service includes:

  • Accompanied viewings
  • Tenancy application & full referencing
  • 6 month rent guarantee insurance including legal cover**
  • Check in inventory
  • Tenancy agreement
  • Registration of deposit
  • Collect 1st month’s rent
  • Set up standing order

** Rent arrears is paid whilst the tenant is in occupation only and there is a one month excess

Rent Collect

With the rent collect service we find that the landlord wants to manage all the maintenance of the property themselves and let Keystone deal with all the financial issues relating to the rent.

This service includes:

  • Monitor & collection of all rent due
  • Chase any late rent by telephone, letter and if necessary personal visit
  • Serve any relevant notices for breach of tenancy regarding rent

Full management

This is Keystone’s premier service for landlords this enables landlords to not have to do anything with the property and just look forward to the rent being transferred into their account every month. The fully managed service means that we will deal with everything from calls from tenants 24/7 to representing the landlord in court. As a landlord you can rest assured that the property is being efficiently managed to maximise your return with minimal fuss.

  • Chase any late rent by telephone, letter and if necessary personal visit
  • Serve any relevant notices for breach of tenancy regarding rent
  • Set up of utilities
  • Regular property inspections
  • Full property maintenance coverage including out of hours service 24 hours a day
  • Competitive prices and guaranteed work by approved contractors (If the landlord has specific contractors they would rather use then we can use those details instead)
  • Monthly income & expenditure statements
  • Annual statements for tax return
  • Follow up legal notices and if necessary to attend court on behalf of the landlord
  • Administer all insurance claims
  • Check out inventory & Deposit return
